There are some issues included in the inspection report that are for disclosure purposes only and are intended to provide guidelines for future maintenance. An example would be the cleaning of roof gutters of debris or door adjustments. A home inspector's report will review the condition of the home's heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure. Commonly accepted request of the seller would be safety issues and defects of warranted items such as plumbing or electrical issues. Roof leaks would also fall within the purview of reasonable repairs to ask of a seller.
