As of January 2009 there were a reported 2,478 builder spec units available in Scottsdale and the greater Phoenix metro area. Although this is 234 less than 6 months ago, there remains a great opportunity to purchase a new builder spec home with great incentives.

What is a builder spec home you ask?  It is a property built before it is sold - a new home available in the builders current inventory. The builder speculates that he can sell it once it is completed. There are various reasons a builder has a spec inventory. The  builder will often begin to build of one of his popular models so that he will have an inventory of homes at various stages of completion for future home buyers who need a home in a shorter time frame. The builder can also  take over a home that a buyer had contracted to have built but then was unable to fulfill the terms of the contract and had to let the home go back to the builder. The advantage for the buyer is a new home, great selection, immediate possession and builder incentives.
