Choose carefulyConsider the competitive nature of the real estate market when deciding if you're going to improve your home before selling it, and how much you'll invest. Keep in mind that the point of fixing up a home to sell is to maximize your return from the sale. Don't waste money on improvements that have little or no value to buyers. Do not overdo your remodeling projects regardless of the local market conditions. In today’s market homeowners are not able to recoup as many improvement costs as they have been able to do in recent yeas. You cannot simply add the cost of the remodeling to the asking price of the home expecting the buyer to basically pay for it. Your asking price is based largely on similar homes in the area not necessarily on how much remodeling you have done. To keep the cost reasonable, spend your remodeling dollars wisely. Tips for your decision making: v Ask for advice – first declutter your home – since you are going to move anyway, this will give you a head start in the packing process. Then seek the advice of a Realtor on how your home compares to the competition. Prioritize and budget your improvements, simple measures such as cleaning carpets, removing wall paper or adding a new coat of paint can add value to a property for a relatively small monetary investment. v Dig deeper – look below the surface. Consider getting a home inspection in advance and then fix problems that could possibly hold up the future sale. There are certain items such as the furnace, AC, plumbing and electrical systems that are required to be in working order at the time of a sale. If any issues arise from the results of your home inspection, make sure these items are replaced / repaired by licensed professionals. Replacing necessary items such as an AC unit or built in appliance creates a favorable perception of how well the home has been maintained. v Look Outside – Pay attention to the exterior details. What is the condition of the out side walls and windows? And what about the roof? Here again, paint can dress up a house and help with the initial curb appeal. A power wash may freshen up the exterior, Landscape is also important. Trim bushes; add flowering plants clear away weeds or dead plants. Keep the lawn mowed. The initial first look at the property has a major affect on a potential buyer. v Spend time in the bathroom – It is vitally important that the bathrooms be clean and sanitary. Consider replacing fixtures, or the sink or toilet if they need it. Replace cracked tiles or curled linoleum. Replace the wall mirror with a more modern wall mirror or replace dated light fixtures with newer styles. The replacements don’t have to be expensive to create a feeling of the room being updated and clean. v Keep it small in the kitchen – Often the kitchen sells the house! According to Remodeling Magazine, the Cost vs. Value Report found that homeowners could recover 83% of a minor kitchen remodel at resale compared with 78% for a major kitchen remodel. Re-facing existing cabinets is much less expensive than replacing them. Adding knobs or painting can update the look of the cabinets as well. Again new light fixtures or creative ways to replace those fluorescent lights can add a lot of appeal to a kitchen. Updating / replacing appliances is always appealing to any potential buyer.
