These are some commonly asked questions and answers regarding a Home Warranty.

Most warranty companies operate according to these answers.  However, since each company may have sightly different coverages and limitations, each company being considered should be investigated prior to obtaining a warranty.

Q&A:

· What is a home warranty? 
A home warranty is a service agreement, usually covering one year, which helps protect homeowners against the cost of unexpected covered repairs or replacement on their major systems and appliances that break down due to normal wear and tear.
 
· Why is a Home Warranty Important?  
Since no one can predict the serviceability or life of pre-owned equipment, a Home Warranty protects all parties. And, because buyers feel more comfortable buying a pre-owned home with a warranty, the seller gains a powerful merchandising tool.
 
· Is the Home Warranty the same as Homeowners Insurance?
No. Homeowner's insurance normally covers only damage caused by fire, water, lightning, etc., as well as consequential damage. The A-Pro® Home Warranty provides for repair or replacement in case of mechanical breakdowns or malfunctions due to normal wear and tear.
 
· Does a Home Warranty take the place of a profssional Home Inspection?
No. Just like a home warranty, a home inspection is an important part of a real estate transaction. While an inspection can give you valuable information about a homes current condition, it does not guarantee the future performance of a home's systems or appliances. That’s where the warranty comes in.
 
· What is Basic Home Warranty Coverage?
Typically, regardless of age includes the home's heating, plumbing, electrical system, water heater and major appliances, such as range/oven/cooktop, dishwasher, garbage disposal, etc
 
· I'm selling my home. Why would I want a home warranty?
A home warranty gives buyers additional confidence in a real estate transaction—they know that the warranty company stands behind the covered systems or appliances in the house. If they break down, buyers are covered for repair or replacement. An added benefit to the seller is that buyers will be calling us with their problems—not you.
 
· Does the Home Warranty have pre-existing condition clauses?
Typically No. he home inspection report will let you know what is covered and what is not. Once the inspector has identified the systems in need for repair you will have the option of repairing them by a licensed third party professional for complete coverage. Or you may simply opt to omit the coverage for the item in need of repair.
 
· My home systems and appliances are old. Does that matter?
No, the age of a home or its systems and appliances does not matter. Companies cover items that are in good working condition at the time you purchase the plan and properly maintained. The warranty covers all makes and models of appliances and systems.
 
· Is there a fee for each visit?
Yes, a fee called a trade service call fee is paid directly to the contractor for each covered breakdown, no matter what the actual cost of the repair or replacement for your covered item.
 
· What is the period of coverage?
A. The extended contract begins on the date of closing or upon occupancy of the homebuyer. (Whichever comes first) and lasts for 12 months.
