The Phoenix Real Estate Market

On June 20, 2009 for “all areas and types” we recorded a Monthly Median Sales Price of

$124,000, up 7.8% from the $115,000 we

July was a good month for people who like foreclosures (and there seem to be a lot of these people in town). New foreclosure notices in Maricopa county in July were at a similar high level to June, though they faded a little in the latter part of the month.
August -In a real estate cycle, pricing is the last indicator to change direction. We saw average pricing make a clearly defined bottom in April 2009 and it has already risen strongly between then and now.

Most indicators suggest the market is still improving but at a much more sedate pace than in the second quarter. Now we anticipate a period of consolidation where overall pricing remains relatively stable. Luxury homes and normal sales will continue to fall in price for some time yet, but these are offset by the rise in price of the affordable homes, particularly those that are bank-owned. The overall direction of average pricing for the next two months is uncertain and we don't anticipate any strong movement either way in this time frame.
